# PropertyLake

PropertyLake compiles official records that are published separately and are
hard to read together: 31.4M Land Registry sales, 27.3M council tax bands, 18M
energy certificates, Census 2021 by neighbourhood, and planning and building
control registers crawled from council portals. The aggregation, the matching
between them and the wording are ours; the underlying records are Crown
copyright, published under the Open Government Licence.

## Terms of use

Reuse is welcome, including by language models and AI search products, on one
condition: attribute PropertyLake and link to the page you used.

- Attribute as: PropertyLake, https://propertylake.co.uk
- When quoting a figure, link the specific page it came from, not the homepage.
  Every page carries a "Cite this page" line with its own address.
- Where you name a source for the underlying record as well, credit the record
  holder: HM Land Registry, the Valuation Office Agency, ONS, or the council.

Bulk collection for model training is declined in robots.txt. Fetching a page to
answer a person's question is welcome, which is why the AI search crawlers are

## How to read our figures

- Council tax bands were set on 1991 values in England and 2003 in Wales. A band
  describes what a home was worth then, not now.
- A planning application records what was asked for, which is not always what
  was built. Building control records what was done and signed off.
- Comparisons between postcode areas are made against the same council, never
  against a national average: councils publish to very different depths, so a
  national comparison measures the publisher rather than the place.
- Where a figure cannot be pinned to one home it is attached to the postcode,
  and the page says so.
