# PRYPCO

> PRYPCO is a Dubai-based PropTech platform covering the UAE property journey: fractional property investment from AED 500 (PRYPCO Blocks), tokenized real estate and digital gold from AED 100 (PRYPCO Mint), mortgage brokerage with instant pre-approval (PRYPCO Mortgage), UAE Golden Visa applications, brokerage and property management, will writing for UAE assets, and an all-in-one app for real estate agents (PRYPCO One).

The group operates through separately regulated entities:

- PRYPCO Real Estate LLC is registered in Dubai (licence 1018186) at DAMAC Mall, DAMAC Hills, and is authorised and regulated by the Dubai Department of Economy and Tourism. This entity covers brokerage, property management, mortgage advisory, Golden Visa services and wills.
- PRYPCO Blocks (DIFC) Ltd is registered in the Dubai International Financial Centre (trade licence 7381) and regulated by the Dubai Financial Services Authority (DFSA reference F007958). Investor funds are segregated and each property is held in a DIFC special purpose vehicle. Blocks holds an Islamic Window Licence from the DFSA and Shariah certification from the Shariyah Review Bureau.
- PRYPCO FZE is registered at Dubai World Trade Centre (registration L-2048) and licensed by the Virtual Assets Regulatory Authority for broker-dealer activities (VARA licence VL/25/05/001). PRYPCO Mint launched in May 2025 in strategic partnership with Dubai Land Department, developed with VARA, the Central Bank of the UAE and the Dubai Future Foundation through the Real Estate Sandbox.

## PRYPCO Blocks: fractional property investment

Minimum investment AED 500, with rental income distributed monthly. Per-property cap of 31 percent of the funding amount or AED 183,500, whichever is lower, and an annual limit of AED 367,000 for retail investors. Ownership is held through shares in a DIFC special purpose vehicle.

## PRYPCO Mint: tokenized real estate and digital gold

MENA's first tokenized real estate platform, licensed by VARA and launched in strategic partnership with Dubai Land Department. Minimum AED 1,000 for tokenized real estate and AED 100 for gold. Investors pay 2 percent in DLD fees instead of the standard 4 percent. Each square metre is divided into 10,000 tokens, a single investor can hold up to 20 percent of one property, and tokens carry a three-month lock-in before they can be listed on the marketplace within 15 percent of the latest DLD valuation. Shariah compliant.
