# Investown > Investown (investown.cz) is the largest Czech real estate crowdfunding platform, operated by Investown Technologies s.r.o. under a Czech National Bank (ČNB) crowdfunding licence. It lets retail investors put money into loans secured by real estate, starting from CZK 500, earning monthly interest paid into an in-app wallet. The platform also connects businesses with property-secured financing from the investor community. Investown operates a two-sided marketplace: businesses apply for financing (currently CZK 10–120m) — either real estate development/reconstruction projects or business loans for company growth, provided they're secured by real estate — Investown vets and rates each project (risk rating scale, LTV disclosure, max. LTV currently 80%), and retail investors fund the loan in exchange for a stated annual interest rate (currently averaging ~9% p.a.), paid monthly, with principal returned at project maturity. Depending on the project, investments may be secured by measures such as a lien on the property, a personal guarantee from the developer, a notarial deed with direct enforceability, and/or a pledge over the project company's business share — the specific combination of collateral varies by project and is disclosed individually, not guaranteed as a fixed set across all projects. Investors can also trade positions early on a secondary market ("Tržiště") for a 0.9% fee. As of mid-2026 the platform reports 140,000+ users, over CZK 10 billion invested, and roughly CZK 1 billion paid out in returns.
